Send an inquiry from either home's page (or call or text Andrea). Tell us your dates, how many guests, any pets and the reason for your stay, and Andrea will reply with availability and a personal quote. Your stay is confirmed once you accept the quote and complete payment as described in it.

Rates depend on season, length of stay and group size — and monthly stays are priced individually. Instead of a price that might not fit your trip, you get a real quote for your exact dates.

Stays shorter than 30 nights are subject to Texas and local hotel occupancy taxes, which are included in your quote.

Yes — both homes are also listed on Airbnb, and you're welcome to book there. Booking direct means you work with Andrea from the start and get a quote tailored to your stay.

Yes — extended stays are our specialty. Guests stay with us during relocations, remodels, insurance displacement, work assignments and medical stays. Stays of 30 nights or more use a simple rental agreement. Request a quote with your approximate dates.

Yes. If you've been displaced by water, fire or storm damage, we can coordinate with your adjuster or additional living expense (ALE) contact and provide the documentation they need. Mention your insurance company in your inquiry.

Yes, both homes are pet-friendly with fully fenced yards. Valley Pike has a large kennel, and pets must be kenneled when left alone. Please mention your pets in your inquiry.

The pool is unheated; the hot tub is heated. Note that the pool does not have a four-sided isolation fence, so children must be supervised at all times.

Neither home allows parties. The Orchid is popular for birthday weekends and bridal parties with registered guests; no additional visitors without prior approval, and quiet hours start at 10 PM on weekdays and 11 PM on weekends. At Valley Pike, small gatherings such as baby or bridal showers are welcome with pre-approval.

Check-in is after 4:00 PM and checkout is before 11:00 AM. Both homes have keypad self check-in. Ask about early check-in — we accommodate it when the schedule allows.
